You have long or short amortization: 10 years, 15 years and the most popular 30 years.
Interest rates vary according to many factors, however the longer your rate is fixed for the higher the rate will be.
Mortgages that are not fixed for the full life of the loan are called ARMs(Adjustable Rate Mortgages); rates can be fixed for a minimum of 3 years, 5, 7, or 10 years(most of the time is the client's choice).
The obvious questions comes into play which is: what happens to the rate once its not fixed anymore?
The rate will go up if the current rate available to the public at that time is higher than your previously fixed rate.
Dont worry! There are caps which are meant to protect the client from getting a super high rate in a short amount of time. In other words, any ARM will have caps so that even if the available rate is 3 times higher than your previously fixed rate, your rate can only increase in intervals and a certain percentage throughout the life of the loan.
An adjustable rate mortgage should be a good option for borrowers that have in mind to re-sale the property in a few years.
